House painters in Sarasota and Venice, FL

House painting made for Gulf Coast sun, salt and summer rain

Paint in Sarasota fails faster than paint up north: UV chalks it, salt air pits it and August storms push water behind every unsealed crack, so the prep matters more than the color.

Quick answer

We paint homes, condos and businesses across Sarasota, Manatee and Charlotte counties with our own crews. Most exterior jobs start with a soft wash and stucco crack repair, then a primer matched to the surface and two finish coats rated for Florida sun. Call any time to set up a walk-through and a written quote.

A painting company that plans for the weather first

A good paint job on the Suncoast starts long before the first coat. Block-and-stucco walls hold moisture after a summer storm, wood trim around lanais softens where sprinklers hit it every morning, and west-facing walls take a beating from afternoon sun that bleaches dark colors within a few seasons. We look for those problems at the walk-through and write them into the scope, so the quote covers what the house actually needs.

Affordable Custom Services runs its Sarasota crews out of the Fruitville Road office and its south county crews out of Venice, which keeps drive times short from Bradenton and Lakewood Ranch down to North Port and Port Charlotte. The same people who quote the job are the ones you can reach while it is underway, and the crew lead walks the finished work with you before anyone packs up.

How long will a repaint last at your address?

Distance from the Gulf, the wall material and which way the wall faces change the answer more than the paint label does. Pick the three that match your home for a realistic range.

How close is the Gulf or the bay?

What is the wall made of?

Which way does it face?

Typical life before a repaint6 to 8 years

A rough guide from the homes we repaint, not a promise. A walk-through tells you where your paint stands.

Six signs your Sarasota paint is wearing out

Chalk on your palm

Rub a sun-facing wall. A white or colored film on your hand means the binder has broken down and the next rain will rinse pigment away.

Hairline stucco cracks

Thin cracks around windows and at block joints let summer rain soak the wall. Left open, they grow and stain the paint from behind.

Bubbles and blisters

Blisters on stucco or trim usually mean moisture is trapped under the film. They need opening, drying and patching before any repaint.

Soft fascia or trim

Press a screwdriver into fascia boards and door casings near sprinklers. If it sinks in, the wood needs replacing before it is painted.

Mildew that comes back

Black or green streaks on the north side return within weeks of a rinse when the surface was never treated and sealed.

Faded, uneven color

One wall lighter than the others is UV damage. It also tells you the coating has thinned and is no longer protecting the surface.

From the first call to the final walk-through

Five steps, the same on a single bedroom as on a three-story bayfront house.

  1. Call and walk-through

Call the office any hour. We set a time to walk the property with you, test the surfaces and photograph problem areas.

  2. Written scope and quote

You get a written quote listing every surface, the repairs, the products and the number of coats, so nothing is left to guesswork.

  3. Wash, repair and protect

Crews soft wash, cover plants, pools and floors, then patch stucco, replace rotten wood and caulk every gap before priming.

  4. Prime and paint

Primer goes where the surface needs it, then two finish coats, applied with the weather and dew point checked each morning.

  5. Walk-through and cleanup

The crew lead walks the job with you, touches up anything you point out and leaves the site the way it was found.

Our own painters

Quotes in writing

Every surface, repair and coat count is listed before work starts, and changes are agreed before they happen.

Built for the climate

Product choices account for salt air, UV and humidity rather than whatever is on sale that week.

Common questions

Answers to what Sarasota homeowners ask most on the first call.

Painting questions from Sarasota homeowners

How often should a stucco house in Sarasota be repainted?

Most stucco homes here need a repaint every seven to ten years, sooner on the west side, on the keys and anywhere sprinklers wet the walls. Chalking, hairline cracks and fading on one elevation are the usual signals. We can tell you at a walk-through whether you need a full repaint or a wash and touch-up.

Which areas does Affordable Custom Services cover?

We paint across Sarasota County, Manatee County and the Port Charlotte side of Charlotte County. Sarasota, Bradenton, Lakewood Ranch, Siesta Key, Longboat Key and the city neighborhoods are handled from the Fruitville Road office. Venice, Nokomis, Osprey, Englewood and North Port are handled from the Venice office.

Can you paint while we are away for the summer?

Yes. Many of our customers are seasonal residents. We agree the colors and scope before you leave, keep in touch by phone and photos during the job, and walk the finished work with a neighbor or property manager if you prefer.

Do you handle HOA color approval paperwork?

We help you put together the color names, sheen and sample photos most associations ask for, and we schedule the work after approval comes through. The application itself is filed by the owner, since it has to come from the property on record.

What time of year is best for exterior painting here?

October through May is the easiest window because afternoon storms are less frequent and humidity drops. Summer work is still possible with early starts and careful weather watching, which is how we keep busy homeowners on schedule during the rainy months.

Do you only paint houses?

No. We also paint condos, offices, shops, restaurants and rental units, coat pool decks and driveways, seal pavers, refinish cabinets and paint pool cage frames. If it holds paint or a coating, call and ask.
