Exterior House Painting
Older river neighborhoods and aging HOA homes both reach the point where touch-ups no longer work. A full exterior with proper washing, crack repair and primer resets the clock on the whole house.
Read moreManatee County stretches from Anna Maria Island to the new streets of Parrish and Lakewood Ranch, and our painters handle older river towns and brand-new subdivisions alike.

Manatee County is really several painting markets in one. Bradenton and Palmetto face each other across the Manatee River with older neighborhoods of bungalows and block ranch homes. Out on Anna Maria Island, Holmes Beach and the other beach towns deal with constant salt air. East of I-75, Lakewood Ranch and the communities up toward Parrish are full of newer stucco homes going through their first or second repaint. Our crew comes up from the Sarasota office and works across all of it.
That spread means we do not run one standard spec. A cottage near the island bridges needs different products and prep than a 2010s stucco home in a gated village. What ties it together is the approach: look at the substrate, check what is failing and why, and choose primers and finishes to suit. We put that in a written scope after a walk-through, so you know what is being done to each surface before any work starts.
Along the river in Bradenton and Palmetto, you see wood-frame homes from the early twentieth century next to the concrete block ranch houses that went up after World War II. Many have been painted many times, so we often find peeling layers, failing old caulk and the possibility of lead paint in anything built before 1978. Waterfront homes along the Manatee River, Palma Sola Bay and the canals of west Bradenton add docks, railings and seawall-side exposure to the list of surfaces that need attention.
East county is a different story. Since the late 1990s, Lakewood Ranch, and more recently Parrish and the US-301 corridor, have filled with block-and-stucco homes, tile or shingle roofs and screened lanais. These are usually inside HOAs with color palettes and approval steps. The paint on many of the earliest homes is now past its useful life, with chalking, faded trim and hairline stucco cracks that let water in during the summer storms, so a full repaint with crack repair is the usual answer.
Salt is the main issue on Anna Maria Island and along the bays, where wind drives spray into stucco, wood trim and metal. Farther inland the heat and humidity take over: mildew grows on shaded north walls, and afternoon storms from June through September soak walls nearly every day. Irrigation with well water is common across the county and leaves orange iron stains on stucco near sprinkler heads, which need treating before we paint so they do not bleed through.

Yes. We work in Holmes Beach and the rest of Anna Maria Island as well as Bradenton, Palmetto, Lakewood Ranch and Parrish. Island jobs get products suited to salt exposure, more attention to rusting fasteners and railings, and scheduling that accounts for bridge traffic and rental turnovers.
Older homes in Bradenton and Palmetto often have many layers of paint, wood siding or trim, and in houses built before 1978, possible lead paint. We test where needed, follow lead-safe prep and cleanup, and spend more time scraping and priming so the new coats bond to sound material.
For a typical single-story block home, the work usually takes several working days once washing, drying, repairs and two coats are counted. Larger homes, two-story stucco, lots of trim or wood repair add time. Afternoon storms in summer can shorten work days, and we tell you up front how weather may affect the schedule.
