Exterior House Painting
Sun, rain and salt mean most exteriors in the county need a full repaint every several years. We wash, repair stucco and wood, prime what needs it and apply two coats built for Florida exposure.

Sarasota County covers a lot of different ground for a painter. On the coast there are Longboat Key, Lido Key, Siesta Key, Casey Key and Manasota Key, where salt air works on every surface. Inland, the city of Sarasota gives way to Venice, North Port and the growing neighborhoods east of I-75. We paint across all of it from two offices, one on Fruitville Rd in Sarasota and one on Croton Dr in Venice, so the crew that shows up already knows the roads and the housing.
Most of the work we see here comes down to a few repeat problems: stucco that has gone chalky and hairline cracked, fascia boards softened by rain, mildew on shaded walls, and interiors that have not been touched since the house was bought. Seasonal owners often want the job done while they are up north, so we plan around that. Every job starts with a walk-through, a written scope and a clear plan for prep, because in this climate the prep is what decides how long the paint lasts.
The county holds a little of every Florida era. Near downtown Sarasota and in Venice you find 1920s Mediterranean Revival homes with thick stucco, barrel tile and decorative trim. The 1950s and 1960s added low block ranch houses and the flat-roofed, glass-heavy homes of the Sarasota School of Architecture. North Port and the land east of I-75 filled in later with block-and-stucco houses, tile roofs and screened pool cages, many of them inside communities with color approval rules and a set palette.
Each of those asks for a different approach. Older stucco often carries layers of past paint that need an adhesion check, and homes built before 1978 can hold lead paint, which changes how we scrape and clean up. Mid-century homes have large runs of wood and steel framing around the glass that need careful sanding and priming. Newer HOA homes usually need the board to approve the color before we start, and we supply the paint brand, color names and sheen for that paperwork. Condos on the bayfront and the keys bring their own board rules and scheduling.
Exposure changes with distance from the Gulf. On the keys, salt spray and wind pit metal railings, lift paint from wood and leave a film that has to be washed off before anything goes on. Inland, the bigger enemies are UV, which fades darker colors on south and west walls, and the summer afternoon storms that soak stucco almost daily from June into September. Hurricane season runs June to November, so we watch the forecast closely and plan exterior work around dry stretches.

Read moreCrews for northern Sarasota County leave our Sarasota office on Fruitville Rd and reach the keys over the John Ringling Causeway or the Siesta Key bridges, and the east side by Fruitville Rd, Clark Rd and I-75. South county jobs in Venice, Nokomis, Osprey, Englewood and North Port run out of our Venice office on Croton Dr by way of US-41 and I-75.
It comes down to where the house sits. Homes in and around the city of Sarasota, the northern keys and the east side are usually handled from Fruitville Rd. Venice, Osprey, Nokomis, Englewood and North Port are usually handled from Croton Dr. Either way you call the same number and we sort out the crew.
Many do. Plenty of neighborhoods across Sarasota County have an architectural review process, and condo associations often control exterior colors entirely. Check your documents or ask your manager before we schedule. We can give you the exact paint line, color names and sheen to include with your application so approval goes smoothly.
Usually poor prep rather than the paint itself. Painting over chalky stucco, open cracks, mildew or damp wood traps problems under the new film. Our crew washes, lets surfaces dry, fills and bridges cracks, replaces soft wood and primes bare spots before topcoats, which is what lets a paint job hold up in sun and storms.
