Exterior House Painting
Waterfront exteriors need regular attention here. We wash, repair cracks and caulk, prime where needed and apply coastal-grade finishes, paying extra attention to the bay-facing walls that weather fastest.
Read moreBird Key is an island neighborhood off the John Ringling Causeway where nearly every home faces water, so paint has to hold up to salt, wind and strong sun.

Crossing the causeway, you see homes with docks, seawalls and big glass walls aimed at the bay or the canals. Owners here care about how the house looks from the water as much as from the street. Our work usually covers stucco walls, trim, garage doors, front entries and railings, plus pool cages and lanai ceilings. Each surface gets its own prep and coating, because salt air attacks metal, wood and masonry in very different ways.
Many Bird Key homes are second homes or seasonal residences. We often paint while owners are away, coordinating access, colors and schedule by phone and email and sending updates as the job moves along. Exterior color changes may need approval, and we help by gathering samples and product information for that review. Inside, we handle full repaints, cabinet refinishing and touch-ups timed to finish before the owners come back for the season.
Bird Key is made up of single-family homes, most on waterfront lots with canal or bay frontage and private docks. Many of the original houses were low, one-story designs, and a good number have been remodeled or replaced with larger two-story homes. Stucco over block is the dominant exterior, with tile or metal roofs, decorative trim and wide expanses of glass. Pool cages and covered lanais are very common, and most homes have a boat lift or dock to consider during staging.
Because homes are oriented toward the water, the rear elevation is often the most important side and the most exposed. Large sliding doors, balconies and outdoor kitchens face the bay, with metal railings and light fixtures close by. Garages and front entries face the street and take less weather but more visitors. We plan exterior work so the water side gets the most durable system, and we protect boats, lifts and docks from overspray and drips the whole time we are there.
On Bird Key, salt spray, steady breezes and sunlight reflected off the water act on every exposed surface. Metal corrodes, sealants dry out, and paint on bay-facing walls chalks and fades faster than it would inland. Storm season brings wind-driven rain and occasional high water at low spots. We wash with fresh water to remove salt before painting, replace failing caulk around openings, use rust-inhibiting primers on metal, and pick finishes made for coastal exposure.

Because the island is so close to downtown, we can start early and be set up before the midday beach traffic builds on the causeway.
Some properties on the island have rules about exterior colors, and many owners prefer to check before making a change. We help by providing large color samples and product information, and we schedule the work once you have any approval you need. If you are repainting in the same colors, the process is usually much simpler.
We cover docks and lifts with drop cloths, avoid spraying on the water side on windy days, and clean up drips right away. If a boat is on the lift, we can ask you to move it or protect it with covers. Wash water is controlled so cleaning solutions do not run straight into the bay or the canal.
It depends on the size of the house, the amount of repair and the weather. Waterfront homes with big decks, railings and pool cages take longer than a simple stucco exterior. After the walk-through, we give you a schedule broken into prep, repair and painting phases, and we keep you updated if rain or wind shifts the timeline.
