Pressure Washing
Mildew, algae and sprinkler rust build up fast on North Port homes. We wash walls, roofs, drives and lanais, and treat stains before paint or as a standalone cleaning.
Read moreNorth Port has grown into the largest city in Sarasota County, and our painters work on everything from its early block homes to houses only a few years old.

North Port began as a planned development in the late 1950s, and its long grid of residential streets filled in slowly for decades before the recent wave of building. Today it is the largest city in Sarasota County by population, with new neighborhoods going up alongside older single-story block homes. Driving down Toledo Blade Blvd or Price Blvd, you pass houses from nearly every decade since the 1960s, and each one needs a slightly different paint plan.
A lot of our North Port work starts with cleaning. Wooded lots, lakes and the city's network of drainage waterways keep walls damp, so mildew and algae build up quickly, and well water irrigation leaves rust stains. We pressure wash, treat stains, fix cracks and then paint. Newer homes often need their first repaint as thin builder paint gives out, while older homes usually need more repair work before the first coat.
Most North Port homes are single-story concrete block with stucco or painted block, sitting on standard lots carved out decades ago. Older houses from the 1970s and 1980s often have additions, enclosed garages and wood fascia that has softened with age. Many owners are on their second or third paint job, and the previous coats are sometimes poorly attached, which shows up as peeling at the bottom of walls where sprinklers hit day after day. Wood fascia on these older homes often needs repair before any paint can go on.
Building has surged in recent years. Infill homes now sit on many of the once-empty lots, and larger master-planned communities with HOAs have opened in several parts of the city. These homes are mostly block and stucco with tile or shingle roofs and screened lanais. Their builder paint is thin, so after a few summers we see fading, chalking and early hairline cracking that calls for a proper repaint, ideally before water starts getting into the block behind the stucco.
North Port sits inland, so salt is less of a factor than heat, humidity and water. Summer storms dump heavy rain most afternoons, and wooded lots stay shaded and damp, which feeds mildew and algae on walls, roofs and driveways. The sun is fierce on open lots in newer neighborhoods, fading west walls and garage doors. Hurricane season from June to November brings wind-driven rain, so sealing cracks and keeping fascia sound matters as much as the color.

It depends on shade, irrigation and how close the house is to water, but many North Port homes need a wash every year or two to keep mildew and algae from staining. A clean wall also keeps paint lasting longer. We can wash on its own or as the first step of a repaint.
If the walls leave chalk on your hand, the color has faded on the sunny sides, or you see hairline cracks around windows, the builder paint has done its job. Repainting at that stage is simpler than waiting for bare stucco and water intrusion. We can walk the house and tell you honestly if it can wait.
Yes, and those homes often mix block, frame and newer stucco. We check each surface, replace soft wood, patch transitions and use the right primer on each material so the finish looks the same across the whole house once the topcoats are on.
