Interior House Painting
Seasonal rental units on the key see constant turnover. We repaint walls, ceilings and doors quickly between guests, choosing durable, washable finishes in light colors that hide everyday wear.
Read moreLido Key sits on the Gulf of Mexico just past St. Armands, and its condos and beach homes face some of the harshest sun, sand and salt exposure in Sarasota.

Much of our Lido Key work happens inside condominium units: repainting walls and ceilings for owners who rent seasonally, freshening units before a sale, and refinishing kitchen cabinets. Buildings set rules on work hours, elevator use and noise, so we confirm those with management before scheduling. We protect hallways and elevators, use low-odor paints, and keep each day's work tidy so other residents in the building are hardly aware of us. Seasonal rental units get the same care as owner-occupied ones.
Single-family beach homes and smaller buildings on the key need a different approach. Exteriors here face direct Gulf exposure, with salt spray, blowing sand and intense UV. We wash thoroughly, repair stucco and caulk, prime bare areas and apply coatings suited to coastal conditions. Railings, light fixtures, outdoor showers and doors get extra attention, since metal and wood fail fastest when they sit this close to the beach. Outdoor showers and ground-level storage get a look too.
Condominium buildings make up a large share of Lido Key housing, ranging from older low-rise buildings to taller towers along the Gulf. Many units are second homes or seasonal rentals, which means frequent turnover and heavy wear on walls, doors and trim. Owners often ask for light, durable colors that hide scuffs and hold up to cleaning, and for quick turnaround between guests. We keep a record of each unit's colors and sheens so later touch-ups match exactly. That record saves time when a renter leaves a scuffed wall.
Beyond the condos, the key has single-family homes and smaller multi-unit buildings, some raised with parking or storage on the ground level. Exteriors are mostly stucco with metal railings, wood or composite decks and large windows facing the water. These homes often have exterior stairs, outdoor showers and balconies where salt and sand collect in corners. We pay close attention to those details, because they are where corrosion and peeling show first and where water finds its way in. We check under stair treads too.
Lido Key takes Gulf weather head-on. Onshore winds carry salt and sand that scour paint and settle into every joint. UV exposure is intense, and storm season brings heavy rain and strong winds. Metal railings and fasteners rust quickly, sealants dry and crack, and paint chalks on sunny walls. We wash surfaces with fresh water, treat rust, replace failing sealants and use high-quality coastal coatings to slow that wear as much as possible.

Yes. Many owners on the key rent seasonally, so we plan around booking gaps. A typical unit repaint is scheduled to finish in the window you have, with walls, ceilings and trim done in a durable finish. We use low-odor paint so the unit airs out quickly, and we leave it clean and ready for the cleaning crew.
Railings here get salt spray from the Gulf nearly every day, and salt pulls moisture onto metal and speeds corrosion. Small chips in paint let rust start underneath and spread. We remove rust down to sound metal, prime with a rust-inhibiting product and apply a tough topcoat, then suggest rinsing railings with fresh water now and then.
Lighter colors reflect heat and fade less noticeably in the strong sun than deep blues, reds or dark grays. Soft whites, sand tones and pale coastal shades tend to look fresh longer. If you love a darker accent, we suggest it on doors or shutters, which are easier to repaint, rather than on the whole body.
