Exterior House Painting
Salt air and sun wear down Englewood exteriors quickly. We rinse, repair wood and stucco, prime and apply two coats chosen for coastal exposure on block and frame homes.
Read moreEnglewood homes sit on Lemon Bay, its canals and Manasota Key, and paint here has to stand up to salt air, strong sun and a long storm season.

Englewood straddles the Sarasota and Charlotte county line, centered on Lemon Bay with Manasota Key across the water. Old Englewood around Dearborn Street keeps a small-town feel, and the surrounding streets are full of cottages, block homes, canal houses and manufactured home communities. It is a laid-back place, but the coastal setting is hard on paint, and we see the results on almost every house we walk. Many homes have had storm repairs that were never painted to match.
We handle Englewood from our Venice office, so crews know the drive down River Rd and SR 776 well. Typical jobs include exterior repaints with wood and stucco repair, coating metal and manufactured home surfaces, painting docks and railings on canal lots, and refreshing interiors for new owners. Many properties are second homes, so we often work while owners are away and keep them updated by phone. Every quote follows a walk-through of the property.
Older Englewood homes are often small block or frame cottages from the mid-twentieth century, with wood trim, jalousie windows on unremodeled houses and screened porches. Many sit on canals that open to Lemon Bay, with docks and seawalls. Manufactured home communities are common too, and those homes need cleaners, primers and coatings made for metal or vinyl rather than standard stucco paint, along with close attention to fasteners and seams. Pool cages and lanais behind many homes also take a beating from salt air off the bay.
On Manasota Key, beach houses and condos face the Gulf directly, and newer homes there are often raised to meet flood rules. Away from the water, newer subdivisions along SR 776 and toward Rotonda add block-and-stucco homes with tile roofs and pool cages, sometimes with HOA color rules. Each type ages differently, so the prep plan changes from one street to the next, and we write the scope around the house in front of us rather than a stock list.
Lemon Bay and the Gulf put salt into the air across most of Englewood, and on Manasota Key the spray hits directly. That pits metal, loosens paint on wood trim and leaves a salty film that must be rinsed off before painting. Sun and heat fade colors on exposed walls, and summer storms soak everything most afternoons. Englewood has felt recent hurricanes too, so we pay close attention to sealing gaps and cracks.

Yes. We use drop cloths and containment along seawalls, keep wash water and paint debris out of the canal, and handle cleanup on land. Docks and railings get products suited to the setting, and we never rinse brushes or equipment anywhere near the water.
Salt settles on walls and trim and draws moisture, which speeds up peeling on wood and rust on metal. Sun breaks down binders and fades color. We rinse salt off before painting, prime bare wood and metal, and use exterior paints with good UV and mildew resistance, then suggest a yearly rinse.
Yes. We set access, colors and scope before you leave, then paint walls, ceilings, trim and cabinets while the house is empty. We send updates and photos, keep the home locked and leave it clean. Many owners prefer this because furniture and daily life stay out of the way.
