Exterior House Painting
Waterfront exteriors take a beating here. We wash off salt, repair cracks and failing caulk, prime problem spots and apply coastal-grade finishes suited to each side of the house and its exposure.

The bayou winds in from Sarasota Bay, and the houses along it range from early twentieth century homes to mid-century designs and large modern rebuilds. Many back onto the water with docks, seawalls and outdoor living spaces. That means a typical exterior job here involves more than walls: we may paint a stucco body, wood trim, metal railings, a pool cage and a dock in a single project, each with its own coating and its own prep.
Water-facing walls get morning reflections, afternoon sun and salt-laden breezes, while the street sides often sit under large trees and stay damp. We treat those sides differently, choosing primers and finishes for each exposure instead of applying one product everywhere. Owners here tend to care about color as much as durability, so we bring large samples, look at them at different times of day, and adjust until the house sits right against the water and the trees.
Hudson Bayou has some of the older homes in the city alongside much newer architecture. Older houses often have wood windows, decorative trim and many layers of paint, while mid-century homes in the area feature flat roofs, large panes of glass and simple block walls. Newer rebuilds lean toward smooth stucco, metal accents and big outdoor rooms. We adjust our prep to each style, because what works on new stucco can trap moisture in old wood and shorten the life of the paint.
Waterfront lots bring structures that inland neighborhoods lack. Docks, boat lifts, seawall caps and outdoor kitchens all see constant moisture. Wood docks need cleaning and a penetrating stain, while metal surfaces need rust treatment before any paint goes on. Narrow side yards and landscaped water edges also limit where ladders and drop cloths can go, so we plan staging carefully and protect plantings, pool water and the bayou itself from runoff. Even the wash water gets directed away from the shoreline.
Living on the bayou means constant moisture and salt. Heavy dew settles overnight, metal fasteners rust at the heads, and surfaces facing the water collect a fine salt film that ruins adhesion if it is not washed off. Summer storms push rain sideways off the bay. Our crews rinse surfaces thoroughly with fresh water, let them dry fully, prime rusted spots, and use coatings rated for coastal exposure on every water-facing elevation of the house.

Yes. We clean the boards and the pilings above the waterline, let the wood dry, and apply a penetrating stain or sealer that suits the wood. We take care with runoff and overspray, using drop cloths and containment so materials stay out of the water. Dock work is often scheduled together with the house exterior to save setup time.
Water-facing walls get more sun, more salt and more wind-driven rain than the street side. Salt left on a surface keeps paint from bonding, and moisture behind the coating pushes it off. We wash with fresh water, fix the source of any moisture, and use primers and paints rated for coastal conditions to slow that cycle down.
We do. Mid-century homes often have flat roofs, large windows, exposed beams and block walls, and their simple lines make clean edges important. We repair stucco and fascia, caulk carefully around glass, and help owners pick colors that suit the design. For homes with real architectural value, we stay close to the original intent unless the owner wants a change.
