Test patch first
We start in an inconspicuous corner to see whether the paper is strippable, peelable or firmly glued, and whether the wall was primed before it was hung, then choose a method.
Old wallpaper and borders that are peeling at the seams, bubbling in the bathroom or simply out of style make it impossible to repaint until every trace is gone.

Wallpaper removal means separating the top layer, soaking or steaming the backing until the adhesive releases, scraping it off without tearing the drywall face, then washing off all remaining glue. Damaged paper facing is sealed with an oil-based or shellac primer, skimmed smooth and primed so the walls are ready to paint.
Removing wallpaper looks easy for the first few minutes and turns into a slog after that. Some papers peel off in sheets. Others shred into postage stamps, leave their backing stuck to the wall, or pull the brown paper face off the drywall with them. Many homes in Sarasota have paper that was hung directly over unprimed drywall decades ago, which is the worst case, since the glue gripped the board itself. Knowing which situation you have, and adjusting the method, is what keeps the walls intact.
Our crew removes paper the slow, reliable way. We test a corner first to see how the paper and glue behave, then use scoring, warm water solutions or steam depending on what the wall tolerates. The step most people skip is washing off the adhesive afterward. Paint rolled over leftover wallpaper paste cracks and wrinkles like alligator skin as it dries, so we wash until the wall feels clean. Torn spots get sealed and skimmed, and the wall is primed so it takes paint like new drywall.

Vinyl and coated papers are scored lightly so water can get behind them, then soaked with a warm removal solution until the adhesive softens enough to scrape cleanly.
Multiple layers, painted-over paper and old borders often need a steamer. We work in small sections so the drywall face does not get soaked and start to blister.
After the paper is off, walls are washed repeatedly to remove all paste residue. We check with a damp hand, since any remaining slickness will ruin the paint finish.
Where the brown paper face of the drywall tore, we seal it with an oil-based or shellac primer so new compound and paint do not raise bubbles in the damaged surface.
Gouges and torn areas are skimmed with compound, sanded smooth and primed. The walls end up ready for paint, and we can carry on with painting the room right away.

In our humid climate, wallpaper causes its own problems. Bathrooms and kitchens see seams lifting, edges curling and bubbles forming as steam and Gulf Coast humidity get behind the paper. In homes that sit closed during the summer, mildew can grow on the back of vinyl paper, where it cannot dry out. When we remove those papers we look for staining or soft drywall underneath and treat the wall with a mildew wash before priming, so the problem is not sealed under new paint.
Many Sarasota homes from the 1980s and 1990s still have floral borders, grass cloth or papered powder rooms, and some older houses have paper hung over plaster. Plaster usually holds up well to removal, while drywall from that era was often never primed underneath, so it tears more easily. Condo owners on the keys and along the bayfront often want papered bathrooms opened up as part of a remodel. Humid air also slows drying of the skim coats, so we plan that time into the schedule rather than rushing primer onto damp walls.
Floors, outlets and trim are protected against water, electrical covers are removed, and a test area tells us which removal method the paper and wall will tolerate best.
Peelable top layers are pulled off dry where possible, and vinyl or painted paper is scored so moisture can get to the adhesive on the backing underneath.
Backing is soaked or steamed in small sections, then scraped with a wide blade held low so the drywall face is not gouged while the softened paper comes free.
Walls are washed and rinsed until no paste remains. We let the walls dry fully before sealing, since moisture locked under primer causes blisters later on.
Torn spots are sealed with oil-based or shellac primer, skimmed, sanded and primed again. The room is then ready for paint, which we can apply the same week.

We do not recommend it. Humidity gets into the paper and seams lift, so paint over wallpaper often bubbles and shows every seam. Removing it costs more up front but gives a clean wall that paints properly. In rare cases, such as paper tightly stuck to fragile plaster, sealing and skimming over it can be the better choice.
A typical Sarasota bathroom takes one to two days for removal and washing, and another day or two for repairs, skim coats and primer to dry in humid weather. Painting comes after. Multiple layers or paper hung directly on unprimed drywall can stretch the timeline.
Some tearing is normal with older paper. We never paint over torn drywall paper directly, because water-based products make it bubble. Instead we seal it with an oil-based or shellac primer, skim coat the area smooth, sand it and prime again, so the finished wall looks like undamaged drywall.
Yes. Borders are often glued over paint and come off fairly easily, though they can leave a stripe of adhesive that needs washing. Grass cloth absorbs water unevenly and usually leaves its backing behind, so it takes more soaking and scraping. Both are common in older Sarasota homes.
