Exterior House Painting
Wood bungalows and cottages here need thorough prep and flexible coatings. We scrape, sand, prime and paint with lead-safe methods, paying attention to porches, trim and the details that define each house.
Read moreGillespie Park is a historic neighborhood just northeast of downtown, full of older bungalows and cottages with wood siding, porches and trim that reward careful painting.

Streets here are lined with small, older homes, many with front porches, lap siding and the kind of details you rarely see in new construction. Owners have restored plenty of them, and others are mid-renovation. When we paint in Gillespie Park, most of the time goes into prep: scraping loose paint, sanding feathered edges, replacing rotten boards, priming bare wood and caulking every joint that could let water in before the first coat goes on.
Because most homes predate 1978, we assume old paint may contain lead and work with lead-safe methods: plastic on the ground, misting before scraping, careful cleanup every day and no dry sanding that spreads dust. Inside, we patch old plaster and drywall, repaint original doors and trim, and help owners pick colors that suit these modest houses. Small rooms and tight hallways call for careful masking and brushwork more than speed, and we budget time for that.
Most of Gillespie Park is single-family housing from the early and middle twentieth century: bungalows, cottages and small frame houses, many raised a little off the ground with crawl spaces below. Wood lap siding and wood trim are common, along with front porches supported by simple columns. Over the years, some homes have been covered with other siding or expanded at the back, and newer infill homes have been built to fit the neighborhood's scale and porch-front look. Lots are narrow, so side walls sit close to the neighbors.
Older wood homes carry many layers of paint, and those layers can crack and lift once moisture gets in. Porch floors, steps and column bases rot first, followed by window sills and the bottom rows of siding. Inside, original wood floors, doors and trim are often still in place, which makes careful masking and brushwork important. We approach every house as its own project, because two cottages on the same block can be in very different condition under the paint. We never assume the condition from the street.
Gillespie Park sits inland from the bay, so salt is less of an issue than on the waterfront, but humidity, afternoon storms and strong sun still do real damage. Wood siding swells and shrinks with the seasons, and mildew grows on shaded walls and porch ceilings. Sunny sides chalk and fade. We use flexible acrylic coatings that move with the wood, mildew-resistant finishes in shade, and we plan exterior work around the summer rain pattern.

We assume that older homes may have lead-based paint and work accordingly. That means plastic sheeting on the ground, misting before scraping, avoiding dry sanding and careful daily cleanup. If you want to know for sure, testing before the work starts gives clear answers. Lead-safe methods protect your family, your neighbors and our painters while we work.
Yes. We replace soft porch boards, steps, column bases and trim with wood that matches the original profiles as closely as possible. Then we prime all new and bare wood and paint everything to match. Painting over rot only hides the problem for a short time, so we always repair first and paint second.
We usually recommend a high-quality acrylic exterior paint over a suitable primer on bare wood. Acrylics stay flexible as the wood swells and shrinks with the humidity, so they crack less than harder paints. Good prep matters more than any single product, and we explain the full system during the walk-through.
