Stucco Painting
Stucco is the standard exterior here. We fill and bridge cracks, patch damaged areas to match the existing texture, then apply exterior coatings made to handle salt air and strong reflected sun.
Read moreHarbor Acres is a bayfront neighborhood of single-family homes south of downtown, and keeping those homes looking right against the water takes coastal-grade prep and finishes.

Many homes here face Sarasota Bay directly or sit close enough to feel it every day. Water views come with constant exposure: salt, wind and harsh reflected light. When owners call us, they usually want a repaint that looks crisp and lasts. That starts with a fresh-water wash to remove salt, careful repair of stucco cracks and failing caulk, and primers chosen for bare or patched spots, followed by two coats of a high-quality exterior finish.
Interiors matter just as much. Large windows and open plans mean rooms flooded with light, which shows every patch and roller mark. We sand, prime and paint in full sections, cut lines by hand, and choose sheens that hide minor wall flaws rather than highlight them. Many homes in the neighborhood are seasonal residences, so we often work while owners are away, sending photos, keeping a tidy job site, and locking up carefully at the end of each day.
Harbor Acres is almost entirely single-family housing, much of it on the water. You see older mid-century homes that have been carefully maintained or expanded, alongside newer houses that replaced the originals. Stucco over block is the most common exterior, with wood or composite trim, metal railings and large glass doors facing the bay. Many homes also have pool cages and lanais, plus docks and seawalls along the rear property line, which adds up to a lot of surfaces on one job.
The newer homes tend to have tall walls, deep overhangs and detailed trim, so we bring lifts or tall ladders and plan the work in stages. Older homes often have flatter rooflines and simpler shapes, but their stucco may show settlement cracks and old patches that need blending. Either way, the water side of the house gets the most attention, since it carries the heaviest exposure and it is the view owners see every evening from the dock and the lanai.
On the bay, salt spray reaches walls, windows and metalwork with every breeze, and storm season pushes wind-driven rain against water-facing elevations. Strong sunlight bounces off the water and adds to UV exposure. Metal railings and fasteners corrode, stucco develops fine cracks, and paint chalks quickly on south and west faces. We wash, treat rust, seal cracks, and use elastomeric or high-build coatings where they make sense, with breathable acrylics where the wall needs to dry.

It can be. Elastomeric coatings are thick and flexible, so they bridge hairline cracks and resist wind-driven rain, which helps on bay-facing walls. They are not right for every surface, because they can trap moisture if the wall cannot dry out. We look at the stucco and its condition, then recommend either elastomeric or a breathable acrylic.
We plan for it, since many owners here are seasonal. We arrange access, confirm colors and scope by phone and email, and send progress photos as each phase finishes. We lock up and leave the property clean every day, and we can coordinate with a property manager or a trusted neighbor if someone is watching the house for you.
Rust streaks usually come from corroding railings, light fixtures, fasteners or metal flashing above the stain, and salt air speeds that up. Painting over the stain does not stop it. We find the source, remove the rust, prime metal with a rust-inhibiting product, then seal and paint the stucco so the stain does not bleed back through.
