Testing guidance
For homes built before the mid-1980s, we explain how to have a sample tested by a lab before work begins, and we do not scrape any ceiling until the results are known.
Acoustic popcorn texture collects dust and cobwebs, yellows over time, crumbles when touched and makes even a well-kept house or condo feel stuck in the 1980s.

Popcorn ceiling removal means sealing the room in plastic, wetting the acoustic texture so it softens, scraping it off, then repairing the drywall underneath with skim coats or a light new texture. After sanding and priming, the ceiling is painted. In older Sarasota homes, we recommend testing the texture for asbestos before any scraping starts.
Spray-on acoustic texture went onto ceilings all over Southwest Florida for decades because it was cheap and hid drywall flaws. Today it is one of the first things buyers and owners want gone. It traps dust, cannot be cleaned, catches every cobweb and turns yellow under kitchen and tobacco haze. It also makes rooms look darker, since the rough surface scatters light rather than reflecting it. Removing it is messy work, but done with proper containment, it is one of the most noticeable improvements a house can get.
Testing comes first in older homes. Acoustic textures applied before the mid-1980s sometimes contained asbestos, and the only way to know is a lab test of a small sample. If it comes back positive, that ceiling needs an abatement contractor, not a painter, and we will say so plainly. When the test is clear, our crew seals the room, removes the texture wet to keep dust down, and then rebuilds the ceiling surface so it is smooth or lightly textured and ready for paint.

Walls are covered in plastic from ceiling to floor, floors get plastic plus drop cloths, vents are sealed and doorways are zipped off so debris and dust stay inside the work room.
The texture is misted with water in sections and allowed to soak, then scraped with wide blades. Wet removal drops the texture in damp clumps instead of filling the air with dust.
Removing texture exposes gouges, tape seams and nail heads that were hidden for decades. These are retaped, filled and sanded so the bare drywall is sound before finishing.
We either skim coat the ceiling smooth or apply a light knockdown or orange peel texture, depending on the drywall condition and how well it fits with the rest of the house.
New joint compound is sealed with a drywall primer so paint absorbs evenly, followed by flat ceiling paint. The result is clean, bright and easy to touch up later.

A lot of Sarasota's acoustic ceilings are in 1970s and 1980s condos along the bayfront and on the keys, along with ranch homes from the same era in established neighborhoods. Condos bring extra logistics: elevator protection, building work hours and association approval for interior projects. We plan the work around those requirements and keep debris bagged and carried out cleanly so common hallways are left as we found them. Owners who are away for the season can have it done while the unit sits empty.
Humidity changes how the job goes here. Wet texture and fresh joint compound both dry slowly in muggy air, especially in units where the air conditioning has been set high while vacant. We run the air conditioning and dehumidification during the job and let compound dry fully between coats, since sanding or priming over damp mud leads to cracking and bubbling later. Ceilings that previously had roof or plumbing leaks often hide soft drywall under the texture, and those sections are cut out and replaced before finishing.
We confirm whether the texture has been tested for asbestos, look for signs of past leaks, and plan which rooms go first so you always have a clean space to live in.
Furniture is removed or wrapped, walls and floors are covered in plastic, air vents are sealed and the air conditioning return is protected so dust cannot circulate through the house.
Texture is sprayed with water in small sections, given time to soften and scraped off cleanly. Debris is bagged as we go rather than left to dry and grind into the floor.
Seams are retaped, gouges filled and the surface skim coated or lightly textured. Each coat dries fully before sanding, and dust is vacuumed with filtered equipment.
Drywall primer and flat ceiling paint go on, then the plastic is folded inward and bagged, floors are vacuumed and the room is ready for furniture again.
We price popcorn ceiling removal after seeing the job, and the written quote lists every item below that applies.
Call the office any hour and we will set a walk-through time.
If the texture went up before the mid-1980s, we recommend a lab test before anyone disturbs it. Testing is simple and inexpensive compared with the risk. If asbestos is present, the ceiling must be handled by an abatement company. If the test is negative, our crew can proceed with normal wet removal and refinishing.
It is the messiest job we do, which is why containment matters. We prefer furniture out of the room, but we can wrap large pieces in plastic. Walls, floors and vents are sealed, debris is bagged daily, and the room is vacuumed and cleaned before the plastic comes down.
Yes, though it works best room by room. We seal off the work area, keep the rest of the unit clean and coordinate with your association on work hours and elevator use. Each room usually takes a few days, because compound and primer need drying time in humid weather.
Smooth looks cleanest and suits modern and mid-century homes, but it shows every flaw, so it may need more skim coating. A light knockdown or orange peel hides minor drywall waves and often matches the walls already in the house. We look at the bare drywall and give you an honest recommendation.
