Condo & HOA Painting
Longboat Key condos operate under boards with firm rules. We work with managers on scope, notices, elevator use and hours, for common areas or individual units.
Read moreLongboat Key is a long, narrow barrier island of condo towers and waterfront homes, and our painters plan every job around salt, wind and island rules.

Longboat Key stretches along Gulf of Mexico Dr between Sarasota Bay and the Gulf, split between Sarasota and Manatee counties. It is lined with low-rise and tower condos, gated home communities and private waterfront houses, and much of the island is seasonal. Owners here expect quiet, tidy work and a crew that respects building schedules, shared spaces and the neighbors on the other side of the wall. Many owners also want the work timed for months when they are away.
Our Longboat Key work leans heavily toward condo interiors, exterior repaints of island homes, and coatings for balconies, railings and pool areas. Interior jobs in high-rise units involve elevator reservations, protected hallways and set work hours. Exterior jobs depend on calm, dry days, because Gulf wind can push spray and debris onto wet paint. We plan both around your building or association and handle the coordination. Every job starts with a walk-through and a clear written scope, so the board and the owner know what to expect.
Much of the island's housing is condominium buildings, from older low-rise complexes to taller towers along the Gulf. Associations control exterior colors and schedules, so unit owners call us mainly for interiors, balconies where allowed, and entry doors. Older units often have textured ceilings, dated trim and kitchens that suit painted cabinets well, and many owners update them between seasons so the unit is fresh when they come back down. Walls, trim and doors can all be done in one visit, with furniture moved and covered as we go.
Single-family homes range from mid-century houses on the bay side to large newer homes built up on raised foundations to meet flood rules. Concrete block, stucco and some wood trim are typical, along with docks, seawalls and big screened pool areas. These homes take the full brunt of island weather, so prep includes salt rinsing, rust treatment on metal and careful work on any wood that sees spray, before a single drop of finish goes on. Lower walls on raised homes also see standing water after storms.
Longboat Key gets direct exposure from the Gulf on one side and Sarasota Bay on the other. Salt spray coats everything, rusts fasteners and pits metal railings, while sun and wind dry and stress paint films. Summer storms and humidity add moisture, and the island sits in the path of tropical systems during hurricane season. We use coatings suited to coastal exposure, rinse salt before painting and avoid applying on windy days.

Before we start, we contact your manager for the building's contractor requirements, approved hours, elevator reservations and parking. We protect hallways and elevators, keep noise to a minimum and remove debris daily. Some buildings only allow work during certain months, and we schedule around that.
There is no single product, but on Longboat Key we look for high-quality acrylic exterior paints with strong UV and mildew resistance, elastomeric systems on some block walls, and primers made for metal and wood in coastal settings. Prep matters most: salt rinsing, rust treatment and sealing every crack.
Yes. Many Longboat Key owners are away for part of the year. We arrange access through you or the manager, confirm colors and scope, and paint while the unit is empty. You get photos as the work moves along, and we leave the unit clean and aired out.
